WITHIN A RANGE

What moves a project up or down.

Material grade.

Mid-grade LVP and premium engineered hardwood are a different conversation.

Subfloor condition.

Leveling a badly out-of-flat subfloor adds a day and a material cost.

Whether trim is replaced or worked around.

Working around existing trim is cheaper and almost always looks it.

Room size.

Obvious, but it moves material more than labor

Ceiling height.

Nine and ten foot ceilings change the trim proportions and the staging.

OUR APPROACH

We price the room, not the hour.

An hourly number tells you nothing about what a finished room costs, and it rewards the contractor for working slowly.

We quote a fixed price for a defined scope. The number on the proposal is the number on the invoice, and anything outside that scope is priced and signed before it happens.

Minimum project value

We don’t take projects under $3,000. Below that we’re not the right crew, and we’ll happily point you to someone who is.

REBUILDS

The starting condition on a water or fire rebuild varies too much for an honest range. We walk the room and give you one itemized fixed price.

COMMON QUESTIONS

Before you ask.

  • Because the two most common reasons people leave a contractor’s website are no pricing and no photos of finished work. Knowing the range before we arrive means the consultation can be about your room, not about whether it’s affordable.

  • Neither. We price the finished room: a fixed price for a defined scope, written into the proposal. An hourly rate tells you nothing about what the room will cost.

  • Yes. The proposal names every product, and the price includes it. We don’t take labor-only jobs where the material was bought elsewhere.

  • No. The number on the proposal is the number on the invoice. If you want something added, it’s priced in writing and you approve it before we do it.

  • Projects start at $3,000. Below that we’re not the right crew, and we’ll happily point you to someone who is.

  • Per job. The starting condition varies too much for an honest range, so once your claim is settled we walk the room and give you one itemized, fixed price.

Every job is run by one project manager, installed by one crew, so no down time between trades, no surprise change orders without notice, no cleanup left for you.

We ask because it saves us both an afternoon. Most single-room transformations land between $4,000 - $8,000. Knowing roughly where you are helps us bring the right samples.
