LOCAL DETAIL

What the houses here need.

Warrington was founded in 1734 and named for a town in Lancashire, England. For most of its history it was four small villages, Warrington, Neshaminy, Tradesville and Pleasantville, along the Easton Road turnpike and its crossroads, and it stayed that way until after World War II. The township had about 4,500 people in 1960, nearly three times that by 1990 and more than 25,000 today, and it is still building. So most Warrington houses were built after 1960, and a large share since 1990: two-story colonials and newer homes from local builders, in subdivisions spread across the township's 13.8 square miles. It is part of the Central Bucks School District.

Houses this age have good bones and plain finishes. Subfloors are plywood or OSB and usually flat, which makes them a straightforward base for nail-down hardwood or LVP. Ceilings are taller, rooms are open and the stairs often sit in the middle of it all, so the staircase and the long walls around it are where feature work pays off: wainscoting up the stairs, a slat or paneled wall in the family room, wallpaper on a two-story foyer wall. Builder-grade trim is common, and replacing the baseboard, casing and crown in one coordinated project is one of the most noticeable changes you can make to a house like this. Many of these houses were built after 1978, so lead-safe rules often don't apply, but we confirm the year either way before anything painted is disturbed.
